Termite/WDI Inspection

Infestations by termites and other wood-destroying insects cost homeowners thousands of dollars every year. That’s because these destructive pests tend to work under cover of darkness or in places like basements and crawl spaces where people rarely go.

The result can be massive damage that costs hundreds or even thousands of dollars to repair.

What Kinds of Pests Are You Looking For?

While termites are the most common cause of damage to wood in residences, there may be other culprits at work. These include:

  • Carpenter bees
  • Carpenter ants
  • Powder post beetles
  • Old house borer beetles.

Termites are the most destructive of these. Usually, if the damage becomes apparent even to the homeowners, this means that the infestation has been going on for years. Fixing all of that damage can be an expensive pain, but it’s definitely something you want to know about before you buy a home.

What Happens During a Wood Destroying Insect Inspection?

In this part of the country, wood destroying insects are an incredibly common problem. These issues are so common that some banks actually require a WDI inspection before they will approve financing on a house.

Even if such an inspection is not required, it is always sensible to have one performed. That’s because these inspections ensure that you really know everything about the house you want to buy. You may be able to negotiate a lower price because of the damage or require that the seller get rid of the infestation and repair the damage before the transaction goes through.

The inspector will need to access the basement and attic as well as any crawl spaces. It may be necessary to ask the occupant to move furniture or items in storage so that a full inspection can be carried out.

Because drywall and plaster cover much of the home’s structural framing, it is only possible to visually inspect approximately 10 percent of the wooden framing. Nonetheless, this frequently is sufficient to reveal any termite activity.
